All Appropriate Inquiries (AAI) Environmental Assessments (Phase I’s)
The purpose of conducting an environmental assessment is to determine if recognized conditions exist at or near a site that may hinder the sale of the property and/or result in liability for current or potential property owners. In 2013, the American Society for Testing and Materials (ASTM) published an updated method for conducting Phase I assessments to comply with Federal law. To comply with these requirements, Harmon Environmental, PA conducts Phase I assessment services in general accordance with Standard E 1527-13 Each assessment includes the following items:
Records Review and Historical Uses of the Property
Site Reconnaissance
Interviews with Knowledgeable Persons
Report Preparation
Following completion of the above tasks, Harmon Environmental, PA personnel advise our client of the findings both verbally and in a written report. In addition to reporting known and recognized environmental conditions at the site, these investigations commonly assist savvy buyers and sellers in minimizing the risks associated with such transactions. Our extensive background in environmental compliance has provided many clients with insight into the implications of proceeding with a transaction.
